$35 Million “Co-Living” Development Coming to Downtown New Orleans

The co-living trend sweeping the country has finally made its way to New Orleans.  New Orleans-based Wisznia Architecture and Development has partnered with New York-based Common, a co-living management company, to develop a $35 million “co-living” apartment building at the corner of St. Charles Avenue and St. Joseph Street in the Warehouse District.

The co-living concept is essentially adult dorm rooms, where renters live in private suites with private bed and bathrooms, but share living areas and kitchens.

Wisznia told Nola.com that the focus of this project, dubbed Two Saints, will be on the service industry. “Those workers are really being displaced and pushed further and further out of the center of our town and having to commute further and further to go to work. We think we have found a way for them to live downtown and ultimately bicycle or walk to work.”

Common was started in 2015 by Brad  Hargreaves, a Shreveport native that also co-founded the highly successful post-secondary education and DIY space General Assembly.  Common now boasts 9 locations in New York City, San Francisco and Washington D.C.

The New Orleans project will come fully furnished, include utilities and wifi, and the shared kitchens and living areas will be “stocked.”  Units will range from $1,100 to $1,300.  There’s no parking at the building.

The proposed development includes the preservation and renovation of two existing historic buildings, demolition of non-historic additions to the two existing buildings and new construction of a 143,000 square foot mixed-use building.

Wisznia has put together some great projects in the city, including the Union Lofts, the Maritime building and the Saratoga building.
