$52M Mixed-Use Complex ‘The Garage’ Opens Downtown

“The Garage,” a $52 million project by developer Marcel Wisznia opened in December.

The project is located in the former Stephens Garage at 840 Carondelet St. and has 51 one- and two-bedroom apartments on the second through fourth floors that range from 766 square feet to 1,699 square feet. Monthly rents are from $1,950 to $4,200 per month. There is also 11 condos on the fifth floor.

The Garage also has 20,500 square feet of ground-floor commercial space. No tenants have been announced yet. There will be an internal car elevator that brings residents cars directly to their front door.

Wisznia purchased the property for $4.9 million in 2007, and total project costs are estimated to be $49 million.   The Lemoine Company is the general contractor.

Lot’s of other developments are happening in the area, including another Wisnia project, the $35 million co-living development called Two Saints, and the $50 million mixed-use building project by Woodward Interests and Boston-based Audubon Capital Partners at the corner of St. Charles and Julia Streets.
