Developers have submitted plans for a proposed 14 story Virgin Hotel on a parking lot at 550 Baronne St. n the CBD.

Developers Gatehouse Capital and David Garcia are rumored to be behind the new 125,000 square-foot hotel that would feature 183 rooms and roof top bar under the Virgin Hotel flag.  The Gatehouse & Garcia combo is the same team that had won the rights to develop the World Trade Center into a W Hotel and Residences, although they eventually lost the deal when they could not come to terms with the city (maybe the city killed it by acting weird?).

The Baronne Street property is a roughly 50 space surface parking lot owned by Downtown Star LLC, which is owned by Peter Coleman, David Garcia’s father-in-law.

Nearby residents reached out to CanalStreetBeat to let us know that the developers held a neighborhood meeting in May to discuss the proposed hotel with the neighbors.  The hotel would feature a ground-floor restaurant, a 2,500 square foot ball room, meeting space, and fitness center.

The developers are seeking a height limit variance of 23 feet.

Parking will be provided via valet parking at the new 569-space parking garage currently under construction at the corner of O’Keefe Avenue and Perdido Street, also owned by Coleman.

New Orleans based Mathes Brierre architects and Los Angeles based RTKL Associates are involved in the project.
