The New Orleans City Council last week (Nov. 19) unanimously approved Developer Sean Cumming’s Via Latrobe project, a Bywater development to convert several Bywater warehouses into a mixed-use project with 260 apartments.

The City Council approvals follows the City Planning Commission approval just a few weeks earlier.

In addition to the 260 apartments, the project will feature 23,000 square feet of commercial space, including space for artists, a commercial bakery, a coffee shop/bakery, and a photography studio. Building heights will vary from 25 to 75 feet.

The Bywater Neighborhood Association endorsed the project, but of course there was still some neighbors upset about the size/scale of the project.

In response to neighbors’ concerns, over recent months, Cummings cut out half of the commercial space he planned, including dropping the idea of a microbrewery. The design now has 23,000 square feet of commercial space.

Wayne Troyer with WTI Architects is the architect.

The plan calls for 301 parking spaces, 271 of which are in a two-story garage.  Parking was an issue of contention at the City Planning hearing.
