Sidney Torres’ Lafitte Greenway Development Secures City Approval

The New Orleans City Planning Commission approved a measure Tuesday that will allow a local developer to build the largest development along the Lafitte Greenway in Mid-City.

New Orleans-entrepreneur Sidney Torres IV secured the approval of the City Planning Commission Tuesday to build his planned 380,000 square-foot development at the 9 acre site along the Lafitte Greenway, the design of which looks great.  The Commission voted 5-0 to approve the project.

Torres, who purchased the building last year, plans to build a 382-apartment community with ground-floor restaurants, parking garages with 570 spots, and retail overlooking the Lafitte Greenway at Conti and North Cortez streets.  Altogether, the two mixed-use structures would total 460,000 square feet, with two ground-floor restaurants totaling 2,300 square feet.

The site is bounded by North Scott Street, the Lafitte Greenway, North Jefferson Davis Parkway and Conti Street.

The city planners said the proposal lines up with the city’s master plan and zoning ordinance, which encourage mixed-use developments.

The first phase calls for a “high-end” mixed-use development on a five-acre parcel with 382 apartments of studio, one-bedroom and two-bedrooms, ranging from 750 square feet to 1,200 square feet, in partnership with Edwards Communities.  There will also be retail on the ground floor, and a 525 car parking garage in the middle of the multi-family buildings.  The architecture includes private and shared balconies, large, arched windows, lots of lush landscaping, and multiple courtyards. 

Torres has partnered with Edward Communities to build the development.

We’ve been told that Torres was planning a phase two on the parcel closest to Bayou St. John, and that the development may include a hotel.
