A new proposed development was filed with the city to build a new, three story mixed use office building and adjacent parking lot.

The plans call for ground floor commercial space, storage warehouse, and covered parking.  The second and third floors feature office space with a large exterior terrace overlooking Tchoupitoulas Street.  Total square footage is roughly 14,000 square feet.

Eskew+Dumez+Ripple is the architect, and from the looks of it they’ve done a great job with the design.  The site plan also calls for a landscaped courtyard, bike racks, and a rain garden for storm water retention.  It looks like a fitness facility and gym is planned for the first floor commercial space.

The application lists an entity owned by Wesley Palmisano of the Palmisano Group as the developer, although the assessor’s site still lists Source Capital, LLC of Baton Rouge as the land owner.  We’ve reached out to the team for comment.

The site sits directly adjacent to the planned $2 billion ‘Trade District”, and close the convention center.

Eskew+Dumez+Ripple is the lead architect, Morphy Makofsky, Inc., YKM Consulting, LLC, and Schrenck, Endom & Flanagan, LLC are the engineers.  Landscape design by Daly Subletee.
