Woodward & Audubon Capital Partners Propose 5-Story Downtown Apartment Complex

Developers Woodward Interests and Boston-based Audubon Capital Partners filed plans with the city to demolish an historic warehouse on Julia Street in the warehouse district to make way for a new five-story apartment complex.

Woodward andAudubon formed a joint venture – Woodward Audubon LLC – and leased the land and improvements at 730 Julia St. from Poydras Home to develop the project.

The Historic District Landmarks Commission (HDLC) gave preliminary approval for the demolition yesterday, December 7.

The new building, designed by Trapolin-Peer Architects, would have 307,000 square feet, 195 apartments, parking, and street-level retail.

The warehouse to be demolished was most recently a parking garage, and at one time an auto repair shop. A second carriage house on the property will be in incorporated into the new building.

Current zoning allows a five-story, 65-foot building on the property.  According to plans, the fifth floor would be recessed to provide better scale at the street level.
