Tulane University has signed a purchase-and-sale agreement to acquire the former Charity Hospital in downtown New Orleans, a significant step as it transitions from an anchor tenant to the owner and lead developer of the site. The redevelopment is set to transform the historic building into a 1-million-square-foot bioscience hub, with over 650,000 square feet dedicated to Tulane’s research, education, and innovation efforts.

This landmark project, with an estimated budget of $500 million, marks a pivotal shift in control from the original developer, 1532 Tulane Holdco, LLC, to Tulane. The university’s enhanced role promises to alter the dynamics of financing, tenant selection, and public-private partnerships. Financial closing is anticipated by fall with pre-construction activities beginning soon, targeting construction completion by 2029.

The redevelopment project is expected to have a substantial economic impact, creating approximately 2,400 permanent jobs and attracting about 700 researchers. The initiative has already garnered support from key entities, including the Goldring Family Foundation, highlighting the financial backing and community interest in this transformation.

Located at 1532 Tulane Avenue, the Charity Hospital building will play a crucial role in the city’s BioDistrict, likely boosting demand for laboratory space and related services. This development stands as one of the largest private real estate projects in New Orleans in recent years.

A formal groundbreaking is planned following the financial closing this fall, setting the stage for increased local contractor participation and potential economic gains for nearby districts.
