Baker Donelson has signed a long-term lease to relocate its New Orleans office to One Canal Place, occupying approximately 40,000 square feet. This move is set to boost the tower’s occupancy to about 75%, bringing significant changes to the office fundamentals of the downtown area.
The national AmLaw firm’s lease, confirmed on February 23, 2026, will see them relocating from Place St. Charles to the top two floors of the 32-story One Canal Place. The move is scheduled for fall 2026 and involves nearly 60 attorneys and more than 100 employees.
JLL’s Greg McCavera, Ella Adkins, and Greg Riera advised Baker Donelson in the transaction. ASD|SKY will handle the design of the new office space, crafting an environment to support the firm’s needs.
The relocation significantly impacts the downtown New Orleans office market by reducing vacancy and underscoring demand for Class-A office space. It also maintains a major professional-services tenant downtown, influencing leasing comps and rent expectations in the area.
