Cancienne’s $45 Million Mixed-Use Development Downtown Is Underway

Developer and entrepreneur Christian Cancienne has a $34 million mixed-use development underway at the former Howard & Baronne Storage Center at 846 Baronne Street.  Cancienne is converting the building in to 50 apartments and ground floor retail.

A $34 million building permit was filed with the city and the property is eligible for federal and state historic tax credits.

Plans call for adding a fifth floor to the existing four-story building for a total of 110,000 square feet with 96 off-street parking spaces.  Apartments will range from $700-3,000 per month.

Cancienne, who also owns Orleans Shoring, purchased the property for $9.5 million in 2016.  Terrell Fabacher Architects is the architect, and Orleans Shoring is the general contractor.

Cancienne also just finished a luxury condo redevelopment at 220 Decatur in the French Quarter.   “Each unit has been customized with its own unique features, so everyone can find a place that matches their style” Christian Cancienne, owner of Orleans Properties, told CanalStreetBeat. “The units are equipped with state of the art finishes, Viking appliances, oversized windows, hand selected marble and much more.”
