210 Apartment Mixed-Used Project in Lower Garden Moves Forward

The proposed 210-unit apartment development slated for the former Schwegmann’s at 1301 Annunciation has made progress all summer, with site clearing and demolition work now complete.  The next phase of the project will begin later this year.

Ohio-based Edwards Communities has proposed a mixed-use apartment building with retail at the site of the former Schwegmann’s.  Plans call for a 4 story wood frame residential building, a 4 story pre-cast concrete garage, 210 apartment units, ground floor retail, out-door courtyards, and a 277-space parking garage. The Industrial Development Board approved a payment in lieu of taxes, or PILOT, for the property in 2017.

In addition to Edwards Communities, the rest of the development team includes architect Lupton Rausch,  interior designer The Jones Studio, and Creative Design + Planning.
