Belvilla Makes U.S. Debut with The Louie in New Orleans

Europe-based apart-hotel operator Belvilla, owned by PRISM, has chosen New Orleans for its first U.S. market entry, taking over operations at The Louie at 300 South Rampart Street. This move marks a significant step as Belvilla begins its District 6 expansion, illustrating a growing interest in boutique hotel conversions and short-stay options in the city.

The Louie, located on the edge of the French Quarter and CBD, will operate under the District 6 brand. The property offers eight apartment-style units, each ranging from 1,015 to 1,429 square feet with 3-5 bedrooms. This development is part of a broader acquisition strategy involving ten properties from a Sonder-related process.

Belvilla’s U.S. entry is notable not only for its impact on the local market but also for its role in revamping similar properties across the region. Local property owner Zach Kupperman has partnered with Belvilla, with design and construction managed by Concordia and NFT Group, respectively.

The introduction of Belvilla’s apart-hotel model adds a new dynamic to the already constrained hospitality landscape in New Orleans. It reflects investor interest in turning boutique assets into managed short-term rental stocks, which may influence similar projects in the area.

While there are no confirmed future milestones or specific plans for additional U.S. expansions, Belvilla’s launch at The Louie signals a potential shift in local short-term rental dynamics and provides a pathway for smaller hotel owners to collaborate with institutional operators without major redevelopment.
