A major redevelopment project in New Orleans has concluded with the opening of VCAY New Orleans, a boutique hotel at 1000 Howard Ave. The roughly $40 million transformation converted the former Archdiocese office into a hotel with 39 multi-bedroom suites, totaling 179 bedrooms. This initiative marks a significant private-sector investment in the downtown New Orleans hospitality industry.

The hotel, which opened in mid-August, is managed by VCAY, with AQ Studios and architect Philip Goldberg leading the design efforts. Originally purchased in 2022 for $8.3 million, the building’s conversion utilized both federal and state historic tax credits. The project reshaped the 12-story office structure into a destination featuring amenities like a pool, fitness room, lounge with golf simulator, valet parking, and a dog park.

Financing played a crucial role, with the use of tax credits being a key element in overcoming rising construction costs. The final investment significantly exceeded the initially planned $22 million renovation budget. During construction, the redevelopment created hundreds of jobs, with approximately 15 hotel positions available post-opening.

This hotel transforms a prominent CBD office building, impacting the local real estate mix and setting a precedent for similar office-to-hotel conversions. The multi-bedroom suite model aims to attract group stays and events, potentially influencing demand for nearby retail and event spaces.

Future reporting could explore the financial details of the project’s capital stack, initial occupancy rates, and how VCAY’s offering compares to traditional hotels and short-term rentals in the market. With the hotel now open, these insights will be crucial for evaluating its performance and market impact.
