T. Parker Host is committing $50 million to expand Avondale Global Gateway, bolstering industrial capacity along the Mississippi River in Jefferson Parish. The project will include a 200,000-square-foot warehouse, extensive rail upgrades, and the activation of a fifth deepwater dock, scheduled for completion by December 2027.
Announced on October 28, 2026, this investment will see a mix of public and private funding. T. Parker Host coordinates with Louisiana Economic Development and Jefferson Parish, drawing on $6.95 million in state and local support, including interest-free loans and discretionary funds.
The $50 million capital program breaks down into various infrastructure developments: $15 million each for rail and warehouse infrastructure, $5 million each for dock improvements, road infrastructure, site capacity, and equipment. Once complete, Avondale’s campus will house approximately 2 million square feet of indoor storage, supporting over 1,000 daily workers on site by 2028.
This expansion provides significant supply chain and logistics enhancements, enabling simultaneous handling of up to six vessels. The development not only supports existing customers but also opens up opportunities for new long-term industrial tenants, potentially attracting further private investments.
The project positions Avondale Global Gateway and the wider New Orleans metro as competitive destinations for industrial tenants, with improvements anticipated in real estate inventory and site readiness. The inclusion of state FastSites funding sets a precedent for similar projects that blend public support and private investment.
