Mobile, Alabama-based Babington Properties, L.P. has proposed a 212-unit apartment complex located at 1717 Canal Street in Mid-City, according to our friends at MidCity Messenger.
The site is directly across from the new hospital and adjacent to I-10. The developers have submitted a request to rezone the lot for the six-story development because the current zoning limits for multi-family housing is 1 unit per 1,000 square feet on the ground.
Buildings in the area are currently limited to 60 feet and five stories, although the City Planning Commission believes the development at 1717 Canal Street should receive a special waiver. They said the building’s design, “appropriately buffers the Interstate condition with the surrounding neighborhood while providing needed supply in multi-family housing.”
In addition to the apartments, Babington is hoping to fill 13,000 square feet of retail space on the first floor. The development will also have two interior courtyards and a pool.
