A developer from Texas has submitted plans to the City for the construction of a condo project at the corner of O’Keefe Avenue and Julia Street.
If approved by the Historic Districts Landmark Commission’s Architectural Review Committee in its current form, the building will be 5 stories (70 ft. tall) and 41,000 sq. ft.
The condo project would enclose historic buildings located at 929 – 941 Julia Street.
Designed by Waggoner and Ball Architects, the project would boast 14 units with gardens, a fitness center and a parking garage which accommodates 18 cars. The bottom level would consist of retail and office space.
To make way for the condo project, three existing structures would be demolished located at 746 O’Keefe Avenue, 752 O’Keefe Avenue, and 927 Julia Street. One historic structure located at 740 O’Keefe Avenue will be restored.
The Orleans Parish Assessor’s Office shows that the property located from 740 to 752 O’Keefe Avenue and 927 to 941 Julia Street is owned by Hadrian Properties, LLC, which is in turn is owned by Adrian Killam of West Lake Hills, Texas.
The construction is valued at $826,000, but that seems absurdly low.
The project is only blocks from The Standard, a condominium high rise development that will feature 89 condos.
