Plans were filed with the New Orleans HDLC for a mixed use development spanning two buildings: one at 901 Bartholomew St and the other at 3925 Burgundy St. Terrell Fabacher are the architects.
The sellers originally planned to develop these properties as a four-corner development called “ICInola”, but have since decided to sell.
According to a listing from real estate broker Jonathan Shaver with RE/MAX, the site encompasses nearly 80,000 square feet of improvements and 8,000 square feet of vacant land across all four sites. The entire complex is listed at $3,000,000.
The former industrial structure that exists today has a rigid structure due to the fact that it was a factory that produced various meat products and also had a large freezer/cooler section to it requiring extremely thick walls and floors.

3925 Burgundy Street will consist of ground level commercial and 37 residential units on floors 2-4. There will also be an adjacent parking lot with 55 spaces.

The second building( 901 Bartholomew) will consist of two floors with a total of 10 residential units. There will also be an adjacent parking lot with 23 spaces and ample bicycle parking.
