Yesterday, the City Planning Commission gave the go-ahead for Developer Sean Cummings’ plans to redevelop two blocks of warehouses in the Bywater into a mixed-use development.

Cummings is proposing the new Via Latrobe development for land at Chartres and Press streets, which would include building 260 apartments and more than 23,000 square feet of commercial space.

Parking was the major sticking issue at the hearing.  Current plans called for a 301 car garage.  The CPC staff wanted him to dedicate certain spots for each residential unit.  Cummings rejected it, saying it goes against urban trends and would incentivize driving, rather than the desired walkable neighborhood.

They ended up proposing on a new proviso that sets aside 260 parking spaces just for residents, but without the one-to-one bundling provision, and the rest for commercial customers.

Next, the proposal heads to the City Council for final approval.
