Saint Charles Avenue Condominiums to Begin Construction After Mardi Gras

Developers Phyllis and Joe Landrieu have teamed up with DJ Landrieu & Company LLC, run by their son David, to overhaul a property at 2400 St. Charles Avenue on the corner of First Street, where they have lived for 20 years.

The Saint Charles Avenue Condominiums LLC in the Garden District will offer 10 units, built from the ground up, totaling 24,400 square feet of living space. Amenities include off-street parking, large balconies, a shared rooftop space with pool, high ceilings, a security desk and many more. There will be a top floor penthouse totaling 3,160 square feet with 3 bedrooms and 3 bathrooms.

Construction is scheduled to begin right after Mardi Gras, which wraps up on February 9, and units are expected to be available in Spring 2017.  

The total project cost is estimated between $9 million and $10 million. They will be pricing units between $725 and $850 per square foot.

Williams Architects is the architecture firm working on the development. “Principal architect John Williams and architects Lacey Wotring and Michael Rouchell have been very instrumental in getting this project to where it is today,” David Landrieu shared. “They have delivered a masterpiece and we could not have done this project without their team.”

Through the Landrieu’s work with the architects, the decided to limit the number of units to 10 instead of the allowed 16 to impose less of an impact on traffic and the neighborhood in general.

The Derbes Law Firm in Metairie is handling all of the legal work for the Saint Charles Avenue Condominiums and the lender for the project is First NBC Bank.

David Landrieu has 35 years experience will all aspects of building construction and now assumes the role of Owner’s Representative while the building is being constructed.  They will have an office on site for visitors to learn about the project, look at finishes, and talk availability.
