The Warbler, a 58-room boutique hotel, opened on October 21 on St. Charles Avenue in New Orleans. This project marks the first hospitality venture by local developer Verdad. Positioned in the Garden District, the hotel adds a unique presence to the area with its new food-and-beverage options and a rooftop pool and lounge.

This six-story hotel, once the site of the Trolley Stop Cafe, includes a variety of room configurations from studios to three-bedroom suites. It features two ground-floor dining spots, Mildred’s and Milly’s, alongside a public rooftop bar and lounge that accommodates up to 125 guests.

The development was designed by EskewDumezRipple with interiors by Jamie Bush + Co., and managed by Lark. Neal Bodenheimer and Kirk Estopinal developed the hotel’s restaurant concepts, with Chef Andrew Zimmerman leading the kitchen.

Though specifics like construction costs and future milestones weren’t disclosed, the hotel signals a significant investment in neighborhood-scale hospitality. This is of interest to local brokers and real estate professionals tracking investment trends and the integration of lodging with local amenities.

The Warbler aims to serve both locals and visitors, reflecting a mixed-revenue strategy that combines room bookings with restaurant and event revenue. This opening is expected to impact foot traffic and event demand along the famed St. Charles Avenue parade route.
