Tulane University has completed a significant $35 million renovation of the seventh-floor research labs in the Hutchinson Memorial Building on its downtown campus. The renovation brings approximately 45,000 to 48,000 square feet of modern lab space, marking a major milestone for healthcare and research real estate in New Orleans.
A ribbon-cutting ceremony on February 11, 2026, celebrated the completion of this full-floor laboratory buildout. Tulane School of Medicine, DonahueFavret Contractors, and Payette architects led the project, which required careful coordination to maintain operations in adjacent research areas. The endeavor spanned around 14 to 16 months, beginning in June 2024.
This project represents a boost to Tulane’s research capacity, enhancing its downtown footprint and fueling potential investment in biotech and life sciences. The renovation also invites increased contractor activity and presents opportunities for further research-driven real estate developments.
Expanding Tulane’s lab space downtown changes dynamics in commercial real estate, bringing new opportunities for leasing and creating more demand for specialized services. It also strengthens the argument for additional projects, such as the ongoing Charity Hospital redevelopment.
The lab space is now open for research, although specific tenants have not been confirmed. Tulane’s broader downtown expansion efforts continue to evolve, with projects aimed at widening the impact of research and innovation in the area.
