City Approves 44-Room ‘New Marigny’ Hotel With Conditions

1201-st-bernard-hotelThe proposed five-story, 44-room hotel on St. Bernard Avenue received approval from the City Planning Commission this week, but only if the developer reduces the size by 30 percent, and brings the height from six stories to five.

Developer Calvin Arnold Levin had originally proposed a 30,000 square foot hotel at 1201 St. Bernard Avenue that would include 44 rooms and 8 covered parking spaces.  Levin had to request a conditional use from the city to permit a hotel over 10,000 square feet in the HMC-2 zoning district.

The Planning Commission voted 5-1 to require the project to stick within the 50 foot height limit, which would cut the square footage to 20,000 square feet and realistically limit the key count to 30 rooms or less.

The developer purchased the property in 2015 for $179,000.  The site is a former car wash of 8,300 square feet.
