Bayou Phoenix developers are making strides with their redevelopment plans for the former Six Flags site in New Orleans East, a 227-acre area. The privately-led project aims to transform the site with a projected $500 million master plan, combining both private and public funding. Currently, developers are working with a banking partner, estimating that $300 million in private financing could be secured by September or October.

The developers, Bayou Phoenix LLC, which includes Henry Consulting and TKTMJ, are also seeking approximately $5 million from city infrastructure bonds. This modest public allocation is expected to play a crucial role in the project’s feasibility and will undergo scrutiny from both the City Council and community groups.

The project plans include a 25-acre film studio by e. ross studios, targeted for operation by the end of 2026, along with a sports complex, hotel, waterpark, and retail facilities, slated for phased completion through 2028. The developers have reiterated their commitment to a predominantly private funding model, with $439 million expected from private sources and $61 million from public funds.

Bayou Phoenix’s redevelopment of the former amusement park site is set to be one of the largest private projects in the New Orleans metro area. It promises significant impacts, including job creation, increased hospitality demand, and boosting local supply chains.

As the developers progress with assembling their debt and equity stack, the next major milestone involves securing the substantial private funding by early fall. The proposal’s public-private financing mix highlights political and community considerations, making it a key topic for local real estate professionals tracking incentive negotiations.
