The members-only social club at 420 Julia Street in the Warehouse District has a new operator and a new name. Effective June 30, Nashville-based developer AJ Capital Partners brought in Schulte Hospitality Group to manage the club, which has been rebranded as 420 Julia — a reference to its address — ending the Common House brand’s final remaining location in the country. AJ Capital declined to disclose what it paid or what drove the management change, saying only that ownership and Common House had mutually agreed the transition was the right move.

Common House opened the New Orleans location in June 2024 after AJ Capital completed a substantial renovation of the 420 Julia building, a 19th-century warehouse that housed the Louisiana Children’s Museum until the museum relocated to City Park. The 20,000-square-foot club includes a restaurant, bar, rooftop pool, fitness center, courtyard, conference room and coworking spaces. AJ Capital originally sought to partner with Soho House for the New Orleans location, as it had done in Nashville, Portland and Chicago, but ultimately launched with Common House, a Charlottesville, Virginia-based social club brand.

The move follows a turbulent stretch for Common House nationally. The brand’s original Charlottesville location shut down abruptly after its founders, who also served as landlords, locked the business out of its space. The Richmond, Virginia, club parted ways with Common House in the spring and rebranded under new management by Schulte, making New Orleans the brand’s last active location before the June 30 handoff. Common House’s problems accelerated after a former WeWork executive became its CEO.

Sculte Hospitality Group, based in Louisville, Kentucky, operates more than 200 properties under brands including Marriott, Hilton and Hyatt, as well as its own boutique and lifestyle division. In New Orleans, Schulte already manages the Memoir apartment complex that shares the 420 Julia building with the club, and also operates the Pontchartrain Hotel on St. Charles Avenue. The overlap makes Schulte a familiar presence in the building and positions the operator to manage club and residential amenities under one roof.

Existing Common House memberships will transfer to the 420 Julia brand without interruption, and the company said all existing agreements will be honored. Memoir residents, who receive a complimentary membership as part of their lease, will continue to have access to the club’s full amenity package including the restaurant, coworking areas, social hall and outdoor courtyard. AJ Capital said programming and hospitality offerings will remain the same, while noting that unspecified new opportunities would be made available in the future. A full rebrand of signage and marketing materials is targeted for completion by October 1.
