The Warbler Hotel has officially opened its doors at 1923 St. Charles Avenue in New Orleans, marking the first hospitality venture for local developer Verdad Real Estate. This boutique hotel introduces 58 guest rooms, a rooftop pool, and various food and beverage options, enhancing the Uptown hotel landscape and contributing to street-level activity.

The project replaces the former Trolley Stop Café site and breathes new life into the Garden District area with its adaptive reuse of the property. Designed by EskewDumezRipple and interior work by Jamie Bush + Co., the six-story hotel spans approximately 42,000 square feet. The hotel’s operator, Lark Hospitality, ensures a smooth welcome for both guests and locals on the infamous parade route.

Verdad Real Estate, led by principal Joe Mann, partnered with an array of teams to bring the Warbler to life, including CureCo for the culinary offerings and DM Steib as project manager. The rooftop bar opens to the public daily at 4:00 p.m., complementing an on-site martini bar/restaurant named Mildred’s and a café known as Milly’s.

The opening of the Warbler contributes 58 additional hotel keys to the market, further invigorating St. Charles Avenue with hospitality options. This significant private-sector development is poised to impact not just lodging supply, but also local commerce and event spaces.

Canal Street Beat readers, particularly those involved in commercial real estate and hospitality, will note the utility of such developments for brokers and operators. This project signals robust investor confidence and sets a model for neighborhood-centric hospitality redevelopment in New Orleans.
