Four multifamily affordable housing portfolios across New Orleans recorded sales in the week before October 26, with three acquired by separate entities carrying the same KND prefix. The largest was Orleans Place, a 60-unit property at 3935 Jennifer Street in Algiers, which sold for $3.5 million, or $58,333 per unit, to KND Orleans Place Housing LLC.

Two other KND entities recorded purchases the same week. KND Indiana Housing LLC paid $3.5 million for a portfolio at 2909 Elmwood Park Drive, also at roughly $58,333 per unit, and KND Elmwood Housing LLC acquired properties at 2620 Donner Street for $2.8 million, working out to $65,116 per unit. A fourth multifamily property at 2600 Gravier Street in Mid-City went to Falstaff Apartments LLC at a price withheld from the recording.

The naming convention and the simultaneous timing point to a single sponsor moving a group of assets under related single-purpose entities, a structure common in affordable housing transactions where each property carries its own regulatory agreements, subsidy contracts, and debt. Recording them in the same week suggests a portfolio transaction closed as separate conveyances rather than four unrelated deals.

The per-unit pricing sits in a narrow band between $58,000 and $65,000, well above the distressed levels seen elsewhere in the market this month but below conventional market-rate multifamily. That range is consistent with income-restricted properties carrying long-term affordability covenants, where the rent ceiling caps what a buyer can underwrite regardless of location or condition.

The four deals accounted for roughly $9.8 million of the $14.1 million in disclosed volume recorded across New Orleans and surrounding markets that week, spread over twelve total commercial sales. Other transactions in the period included properties at 2350 Cypress Acres Drive in Algiers and 1310 Constance Street in the Lower Garden District, the latter to DCL Development LLC.

Affordable housing has been an active segment in the local transaction record this year, running alongside the policy changes reshaping how new units get built. The City Council cut the inclusionary zoning fee-in-lieu by 97 percent earlier this month after the mandate produced no affordable apartment complexes in six years, and NORA opened applications in July for developers to build on its vacant lots. Existing income-restricted stock, meanwhile, continues trading between specialized owners who can manage the compliance that comes with it.
