Developers James Brown III and Sam Solomon of 2223 Carondelet LLC have proposed a new 18-unit condominium development near the Garden District.

The condo project would be built on a 15,000-square-foot vacant lot at 2223 Carondelet Street, about a block from Jackson Avenue and St. Charles.  The project would sit 52 feet tall, have four stories, and feature 28,400 square feet of space for 18 units.  It also includes 27 off street parking spaces, a covered garage, and a roof deck.

According to city records, the developers bought the property for $740,000 in October 2014.

The developers are seeking a waiver to allow more density in the project.

Harry Baker Smith is the architect of record.  Our friends at Uptown Messenger have the rest of the story.
