The owners of 400 Lake Marina Avenue are seeking a zoning change for the property to construct a new luxury condominium building.

The developer, 400 Lake Marina Avenue, LLC, led Sam Markovich, plans to build a seven-story luxury condo project with 11 condos, made of concrete and steel, with a glass and stucco exterior skin.  The elevation renderings look like a great design.  The site overlooks New Orleans Marina.

According to plans filed with the city, the ground floor will contain a lobby, sprinkler equipment, stairs, trash room and parking. The next five floors will be living units with two units per floor. The upper most floor will be a single penthouse. The building will be 39 feet wide by 148 feet long with an average height of 90 feet. The pool deck is 125 feet long by 24 feet wide and 12 feet high.

The zoning application to the Board of Zoning Adjustments is seeking to create a contiguous lot so the building can be built, allowing the lots to be re-subdivided in to a single lot of record, thus allowing the construction of an 11 unit 7 story building.

The project is projected to start in July of 2017, and could be sooner if the approval process allows.

Harry Baker Smith is the architect.
