Torres Releases Plans For High-End Mixed Use Development in Mid-City

New Orleans-entrepreneur Sidney Torres IV has announced plans for his 380,000 square-foot development at the 9 acre site along the Lafitte Greenway that he purchased last year.

The first phase calls for a “high-end” mixed-use development on a five-acre parcel with 382 apartments of studio, one-bedroom and two-bedrooms, ranging from 750 square feet to 1,200 square feet, in partnership with Edwards Communities.  There will also be retail on the ground floor, and a 525 car parking garage in the middle of the multi-family buildings.  The architecture includes private and shared balconies, large, arched windows, lots of lush landscaping, and multiple courtyards. 

The entire project sits behind the Home Depot and Bayou St. John, wedged in between N. Scott Street, the Lafitte Greenway, Jefferson Davis Parkway and Conti Street.  The first phase of the project is set to go before city planners on June 28.

A second phase, which has not yet been announced, is slated for the parvel nearest Bayou St. John.  Word on the street is that it may include a hotel, and much larger commercial uses.  There will also likely be additional amenities that play off the Greenway, like dog watering stations and bike repair shops.

The apartment buildings will be four stories tall, and will include amenities like sun decks, a 6,000-square foot clubhouse with a theater and a fitness facility.

Torres purchased the project last year with partners Joseph Jaeger and Hicham Khodr.  Torres also purchased the Board of Trade building with Khodr in 2014, and recently announced plans to redevelop the old Carmelite Monastary in the French Quarter.
