New Orleans developer Verdad has unveiled The Warbler, a six-story, 58-room boutique hotel on St. Charles Avenue. Located in the Garden District, the opening marks Verdad’s first foray into hospitality, contributing new hotel inventory and food and beverage capacity along a significant parade route.

The official opening, confirmed on October 21, 2026, introduces a range of amenities including two ground-floor dining options, a rooftop pool, and lounge. Designed by EskewDumezRipple with interiors from Jamie Bush + Co., The Warbler is poised to attract both guests and locals with its offerings.

The site, formerly home to the Trolley Stop Cafe, now features dining concepts Mildred’s and Milly’s, brought to life with the help of Partners Neal Bodenheimer and Kirk Estopinal, and Chef Andrew Zimmerman. Local boutique operator Lark will manage the hotel in partnership with other local entities like Sweet Olive Co. and DM Steib.

The property’s six stories house 58 guest rooms and suites, with the rooftop lounge accommodating up to 125 guests for events. This development adds competition and demand in the hospitality sector of the Garden District, potentially affecting local retail and event hosting dynamics.

Verdad’s first venture into the hotel industry demonstrates a trend of local developers transforming neighborhood sites into boutique accommodations. This model draws on notable local design, management, and culinary expertise, offering a blueprint for future hospitality developments in New Orleans.
