Developer Josh Bruno is back again, working on a new proposal for his $20 million Granaio Lofts Project in the Warehouse District that was shot down by the City Council last year.
Bruno is seeking a high end restaurant and bar to go into a 6,500 square foot retail space at the bottom of the development. Broker Tim Thompson with Stirling Properties has the listing, asking roughly $40/square foot triple net.
Bruno told Canal Street Beat that “the ideal tenant is a boutique/brassier type restaurant with excellent food quality, an intimate sophisticated atmosphere, and a high quality cocktail lounge with an extensive wine list.”
The last development proposal, designed by Wayne Troyer of Studio WTA, would have featured 18 luxury units, private parking, a doormen, pool, and smart building Crestoron technology to control use of energy, lighting and sound, heating and cooling, flood water management and retention. The project’s 360 degree views, and rooftop terrace would have been be accompanied by green living Bio walls to improve the stormwater retention. There would have been a rotating art installation to assist in joining the Art and Warehouse Districts together.
Bruno told Canal Street Beat that he is actively working on the project, and he has community and city meetings scheduled over the next few weeks to get the development back on track. “The support has been tremendous both in the neighborhood and the city.” The anticipated opening is Fall/Winter 2015.
