The Quality Inn & Suites off Interstate 12 in Slidell has sold for $2.5 million to Pinnacle Residences Slidell LLC, the largest of nine commercial transactions recorded on the Northshore in the week before October 26. The hotel sits on 1.1 acres at 34579 Grantham College Road and traded at roughly $43,860 per key.

The per-key figure places the deal well below what hotel assets have been fetching across the lake. Limited-service interstate properties typically trade at a fraction of urban full-service pricing, and the buyer entity’s name points toward a possible residential conversion rather than continued hotel operation, though nothing in the recording states an intended use. The 1.1-acre site and the I-12 frontage are the assets a buyer is underwriting at that basis.

Office was the most active property type across the week, accounting for four of the nine recorded sales. The nine transactions produced $9.84 million in disclosed volume, with every sale carrying a publicly recorded price rather than a withheld figure. That full disclosure is unusual and makes the week’s data cleaner than most.

The pace represents a meaningful step up from earlier in the month. The week before October 5 saw five Northshore sales totaling $4.92 million, led by a $2.5 million land purchase by Belle Maison Holding LLC at 41605 Veterans Avenue. Nine sales at nearly double the volume three weeks later suggests transaction activity on the Northshore accelerated through October.

The monthly picture puts the week in context. St. Tammany Parish recorded 17 commercial sales of $100,000 or more in September, totaling $26.6 million, with a median sale value of $775,000. That median describes a market trading predominantly in sub-million-dollar assets, consistent with the mix of small office, retail, and land parcels that make up most of the parish’s commercial inventory.

The Northshore has drawn increasing attention this year as transaction volumes and residential sales have outpaced the Southshore. St. Tammany led the metro in home sales growth through August at 11.1 percent year to date, against 6.1 percent for the New Orleans area overall, and a 144-unit apartment property in the parish changed hands in June at $15.3 million, placing it among the ten largest disclosed commercial sales in Louisiana this year.
