Developer Proposes $8 Million, 55 Foot Condo Tower In Bywater Next To Piety Bridge

New Orleans-based MK Red, the development group behind the Baker’s Row condos at the old Hubig Pie site, have revealed their next project: A high end, luxury condo tower on the Bywater Riverfront.

The to-be-named project at 3200 Chartres Street sits on prime real estate, right next to the Piety Street bridge to Crescent Park, which will likely have amazing views of the river.

MK Red partner Kyle Resmondo told CanalStreetBeat that the project will be 55 feet tall, well below the height limit of 75 feet, and feature 16 luxury condominium units at an all-in cost of roughly $8 million.  The development will feature a modern design, something not yet seen in the Bywater.

“We are getting a lot of positive feedback on the design from different groups,” Resmondo told CanalStreetBeat. 

 The development will include 1600 square feet of ground floor retail, “ideally a coffee shop” says Resmondo.  The design for the retail portion will be completely open and feature lots of glass.

The condos start on the second floor with 18 foot elevations, so all units will have great views of either the Bywater or the river and Crescent Park.  Most of the units will be 2 and 3 bedrooms, and all will feature balconies to connect residents to the outside as much as possible.  The building will also feature luxury amenities like a pool and fitness center overlooking Crescent Park and the river, and potentially a living green wall.

The building will total 28,000 square feet, but include only 21,800 of “sellable” square feet.  The lot is 14,200 square feet, which MK Red purchased this summer for $1,350,000, or roughly $94/square foot.  The bought the property with all cash.

The rest of the team includes  Trimark Constructors LLC as the General Contractor, architect Dalton Architects, and Blaine Frischertz of Frischhertz Design Group as the landscape architect.

MK Red goes to the architectural review committee today for their initial conceptual review of the project.  Stay tuned for an update on the renderings….we are excited to check it out.

    no, please, leave this neighborhood alone – i can sit on my roof and see the river – stop making my home a ‘great view’ for some rich people on the river – and please, no more coffee shops –

    55 feet is not even close to anything that could be considered a “tower.” In fact, they should go even higher than that. If you want a view of the river, either pay for it or visit the perfectly good parks that run along it.
