Back in April, the State of Louisiana released an RFP for the redevelopment of the Art-Deco Charity Hospital in Downtown New Orleans.  The one million square foot project has been vacant since Katrina.

Last week, Nola.com published three of the developer’s proposal to redevelop the project via a public records request with the state.

The Matthews Southwest Proposal

Dallas-based developer Matthews Southwest plans a $232 million renovation that would include 585 apartments, extended stay hotel, health care office space and retail.  His team includes Eskew+Dumez+Ripple, Manning Architects, Waggonner & Ball Architects, Enhanced Capital and developer Renaissance Neighborhood Development Corp.  You can read more about their proposal here.

The HRI Proposal

New Orleans-based HRI Properties has a $194 million redevelopment planned to include 459 affordable and luxury apartments, a state of the art 256,000 square foot medical research facility, 9.800 square feet of retail, and a 20,000 square foot day care center.  Their team includes Woodward Design+Build and design group Ewing Cole.  You can read more about the proposal here.

The CHR Partners Proposal

New York based CHR Partners, led by developer Yoel Shargian, plans a $245 million renovation after purchasing the property from the State for $30 million.  SHR has proposed building 600 apartments, housing for medical students; an extended stay hotel; 70,000-square-foot biomedical training facility; 60,000 square feet of retail space and parking.  The team also includes New Orleans developer Joseph Stebbins of CCNO Development, John C. Williams and the Michael Lee Studio; the McDonnel Group, TKTMJ Inc. and the MCC Group; consultant Wade Ragas.  You can read more about the plan here.

What plan do you like best?  Which one is the best deal for the State and City?
