Three Retail Tenants Open at New Julia Street Development

Three new retail tenants opened this weekend at the new mixed-use development at 607-17 Julia Street, in the warehouse district.

The new tenants are Prime Fitness at 607 Julia Street, Jed Malitz V2 Gallery at 615 Julia Street, and Galerie Rue Royale at 617 Julia Street.

The project includes the redevelopment of a 1915 building into mixed-use occupancy with ground floor retail and six second floor luxury apartments with balconies.

The building, which was formerly the La Ciura Apartment building, is a historic two-story building.  The lease space available on the ground floor contains 6,810 sq ft which fronts Julia Street and corners on Church Street. There is car/van access on the Church Street entrance for loading, servicing and parking off street.

M2 Brokerage and broker Mimi Montagnet had the retail listed for $25 per square foot NNN, plus an estimated $3+ per square foot in common area maintenance charges.

The La Ciurra building boasts historic exterior masonry and stucco facades with intricate millwork in the storefront and 2nd floor glass windows.  In August, the six residences will be completed with two, three bedroom apartments available for lease.  These new apartments will feature 10’ ceilings, new cabinetry, stone countertops, stainless steel appliances, wifi, private balconies and more.

The project was developed using bot federal and state historic tax credits.
