ULI Building Tour: Gallier Court Mixed Use Development (PICS!)

Gallier Court New OrleansThe Urban Land Institute of Louisiana (ULI) is holding a first-glance tour of 129 Carondelet, an adaptive re-use, mixed-use development off of Canal Street known as Gallier Court.

Gallier Court is a mixed-use development encompassing the historic building at 127-129 Carondelet Street in the Central Business District of New Orleans.  The building was built in the 1840s and designed by James Gallier, Sr., the prominent architect who built Gallier Hall and other landmark New Orleans buildings.  Gallier erected a row of buildings along Carondelet Street, including the building proposed for rehabilitation, to house his offices and workshops.  He occupied and used these buildings for the entire time he remained in business.  Gallier eventually passed these buildings on to his son James Gallier, Jr., also a prominent New Orleans architect, who renovated the row of buildings then known as “Gallier Court”.  The Daily Picayune described Gallier Court as being a place where activities were “most cultured, most aristocratic” with “stores underneath”, and that these buildings “contain 25 rooms above, intended for boarding houses”.

Basis Development, lead by Josh Gertler, is restoring the building to its earliest use: first-floor commercial with upper-floor apartment housing.  Montgomery Roth is the architect of record.

Federal and State Historic Tax Credits will enable Basis Development to develop 127-129 Carondelet Street into one commercial unit on the first floor and 8 apartments units on the upper floors.  The apartments will consist of 6 1-bedroom apartments and 2 2-bedroom apartments.  The 2-bedroom units will each have their own personal balcony that fronts Carondelet Street.  Each apartment unit will be designed to include wood floors, stainless steel appliances, quartz countertops, and painted wood cabinets.  They will be a very attractive product that appeals to the discerning downtown apartment dweller.

Overall, the rehabilitation of 127-129 Carondelet Street into the Gallier Court mixed-use development will bring an exciting and dynamic addition to the burgeoning Central Business District neighborhood.  The building is set to open at the end of November.
