Earlier this month we broke the news that the owners of the Le Petit Motel on Tulane Avenue had filed a demolition request with the city.  Now we know what’s being planned for the site.

According to our friends at Mid-City Messenger, a development group seeks to combine the Le Petit site with the vacant site next door in to an office and retail development that will target attorneys and others that frequent the courthouse next door.

Mid-City Messenger reports that Bahram Khoobehi and Houssien Magarhish are seeking to build a two story development that would feature retail like drug store or a coffee shop on the ground floor, offices for attorneys or others on the second floor, and 68 parking spaces.  No residential component is included.

Demolition of the Le Petit requires approval of the Neighborhood Conservation District Advisory Committee.  No waivers or variances to the zoning code are needed.

The hotel at 2836 Tulane Avenue, which was purchased in April 2016 for $725,000 by San Francisco restaurateur Nicholas Fasanella and designer Devin Vermeulen of WeWork, was recently put back on the market and listed for sale at $1,050,000.

Tulane Avenue has seen a lot of activity lately, including an $11 million streetscape program, investment by the Feil Organization, the redevelopment of the former Capri Motel in to a 200 unit apartment complex, and investment by the city in a new Public Works building.
